What data does your simulator rely on?

The actual performance of HEBERGENEVE-managed properties in the Pays de Gex since 2022 — from a studio in central Gex to a family village house, including apartments in border-with-Geneva zones. Over 3,000 nights sold and 500 bookings managed on the area feed the simulator’s coefficients. We apply the same pricing logic we actually use, adapted to your commune, capacity and standing.

Is the estimate gross or net?

The figure shown is the gross guest revenue: what guests pay on Airbnb, Booking or our direct site. From this you should deduct: platform fees (≈ 15% Airbnb, 15% Booking, 0% direct), our HEBERGENEVE commission (20% on third-party portals, 25% on direct bookings), and any cleaning fee passed through to the guest (neutral to you). At the visit, we present a month-by-month net P&L.

Why a range and not an exact number?

Because a hard number without a visit would be dishonest. The lower bound matches the “first year on the market” scenario; the upper bound matches our actual cruising regime (81% average occupancy across all properties over the last 18 months, up to 85% on 2-4 guest properties). The truth almost always falls within this range — and at the visit, we tell you exactly where your property sits.

Is my data sent anywhere?

No. The calculation runs entirely in your browser. You see the estimate without anything being transmitted to HEBERGENEVE. Your data only reaches us if you decide to fill the form to request the detailed report — and even then, you stay in control (see our privacy policy).

What happens after I request the detailed report?

We get back to you quickly to arrange a free on-site visit — about one hour. During the visit, we double-check the estimate, study the local competition (Airbnb / Booking on your street), and price the two models we offer: concierge with commission, or commercial sublease with a fixed monthly rent. You then receive a written, costed report. You decide with no commitment.
