Since 2022, HEBERGENEVE has been supporting property owners in the Pays de Gex who want to make their property profitable without the burden of day-to-day management. We handle the listing, guest communication, cleaning, linen, incidents and reporting — you keep full control over your income and pricing decisions.

We handle everything, from the listing to fresh linen. 7-day guest hotline, scheduled cleaning, coordinated routine maintenance. Together we set the spending threshold above which you wish to be consulted.

Transparency

You remain the official recipient of guest payments (merchant of record). Rental income lands directly in your bank account. At the start of each month you receive a single invoice covering our itemised services from the previous month.

Clear commission, no setup fees, no subscription. Dynamic pricing driven by our pricing tool, simultaneous presence on Airbnb, Booking and our direct channel. Continuous optimisation based on seasonality, regional events and local competition.

Financial security

Automatic deposit taken via card pre-authorisation on every stay, released 7 days after departure if all is well. In the event of damage, we manage the claim and the procedure. You are covered without lifting a finger.

    We visit and assess

    Free on-site visit, no commitment. Within 48 hours you receive a written report: estimated annual revenue, furnishing recommendations, choice between concierge service or sub-letting.

    Signing and onboarding

    Electronic signature of the contract. Onboarding of the payment account in your name (KYC, bank details, supporting documents) — you remain the holder of the funds.

    Multi-platform listing

    Listings created and published on Airbnb, Booking and our direct site. Unified calendar, dynamic pricing activated, guest communication set up.

    A single monthly invoice

    Each month you receive our invoice for the rental income you have already received. No cash advance required.

Sub-letting via commercial lease

Prefer guaranteed income over a commission? We rent your property from you under a commercial lease and pay you a fixed monthly rent every month, regardless of occupancy. We bear the rental risk.

The rent is set together, based on the property, its location, seasonal rental potential and running costs. No standard grid: each property is unique, and each proposal is precisely costed after a visit.

  • Professional Civil Liability insurance taken out with MAAF (policy number disclosed in the legal notice)
  • Clear legal framework:
    • Pure service provision in concierge mode — outside the scope of the Hoguet law (articles L.211-1 et seq. of the French Tourism Code), in line with the B2B nature of the service and the absence of fund handling.
    • Sub-letting via commercial lease — owner-lessor / professional lessee relationship governed by the French Commercial Code (articles L.145-1 et seq.).
  • You, the owner, always remain the official recipient of payments. Guest rental income arrives in your account, never ours. This is a structural difference compared with most concierge services on the market.

The six questions everyone asks us

How much can my property earn?

It depends on four factors: location (centre of Gex, proximity to Geneva / CERN, Jura views), type (hosting capacity), overall condition and seasonality. As an indication, in 2025 our managed properties earned between €19,000 and €47,000 in annual rental income depending on these criteria. The best answer remains an on-site visit: you receive an estimate based on our expertise.

What is the difference between concierge service and sub-letting?

With concierge service, you remain the owner-operator. We provide a service; you collect the guest rental income directly (into your account) and we invoice you a commission. Your income varies with occupancy.

With sub-letting via commercial lease, we rent your property from you: we are the ones renting it out to guests in our name, and we pay you a fixed monthly rent regardless of occupancy.

Who pays for cleaning, linen and tourist tax?

Cleaning: the guest pays for it on each stay (a flat fee shown on the listing) and we re-invoice it to you each month at no additional cost. It is fully transparent for you. Linen: €15 per month per sleeping space. You don’t have to manage the renewal of linen due to wear or stains. Tourist tax: collected automatically by the platforms and paid to the Pays de Gex inter-municipal authority. Under concierge service you are responsible for declaring it to the inter-municipal authority for bookings outside Airbnb and Booking.

What if I want to take my property back?

The concierge contract is signed for a renewable one-year term, with a two-month termination notice. For sub-letting via commercial lease, the standard 3-6-9 framework applies.

Do you handle guest disputes?

Yes, fully. Guest complaints, refund requests, damage noted on departure, disputes with Airbnb or Booking: we take the case in hand and keep you informed.

Am I still the legal owner?

With concierge service: you are the owner and the only official lessor in legal terms. With sub-letting: you remain the owner, but HEBERGENEVE becomes the official lessee through a commercial lease.
